MS SHORT SALE LISTING AGENT, WHY HAVEN'T YOU RETURNED MY CALL?

Yesterday afternoon I called 2 short sale listing agents to get a few simple questions answered on properties they have listed. As of this writing, neither have returned my call. Is this yet another glitch in the short sale system that we can't fix? Should we add this to the growing number of reasons why our San Diego market is overwhelmed with stagnent short sale listings?

Short sale listing #1 is one week away from trustee sale, an active short sale listing, and not contingent on San Diego MLS. "I have a qualified buyer interested in making an offer if he can see the property, and has the sale date been extended?".

Short sale listing #2 is a new short sale listing with a lender approved price. "What is the lender response time for an offer?" I asked after I showed the property.

I understand that short sale listings take a lot of time and energy, but when a buyers agent calls asking a question that may bring the listing to escrow, why not call them back?

THE SAN DIEGO SHORT SALE CONUNDRUM

When, oh when, will our esteemed legislators take a look at the growing problem of short sales that are rapidly taking over the MLS like crab grass on steroids! I don't expect miracles, but come on now...3-6 months and longer to get into escrow if you're lucky? The federal moratorium on foreclosures is all well and good, but it's just postponing the inevitable in most cases don't you think? What can be done for the homeowners that have legitimate fair market offers on their short sales and banks that play emotional ping pong with them?

November 30, 2009 brings a deadline for first time buyers that want to qualify for a tax credit...but...in San Diego, it appears that the only listings that get action are ones that you can be guaranteed a quick (less than 3 months now) closing, which pretty much excludes a short sale, thus now putting a whole lot of buyers in panic mode because they are not only going against multiple offers, but they are going against cash investors as well, so if the price is right, they get first nod. This is a great opportunity going to waste.

Yes, we have a lot of financial chaos right now and surely there is no right answer, but what is going on now is NOT the answer. Fix the short sale process!! Put the lenders to task, create fair timelines, then we can de-clutter the MLS and get the San Diego county real estate market back on track.
