      <title>MS SHORT SALE LISTING AGENT, WHY HAVEN'T YOU RETURNED MY CALL?</title>
      <description>&lt;p&gt;&lt;strong&gt;MS SHORT SALE LISTING AGENT, WHY HAVEN'T YOU RETURNED MY CALL?&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Yesterday afternoon I called 2 &lt;strong&gt;short sale listing agents&lt;/strong&gt; to get a few simple questions answered on properties they have listed.&amp;nbsp; As of this writing, neither have &lt;strong&gt;returned my call&lt;/strong&gt;.&amp;nbsp; Is this yet another glitch in the &lt;strong&gt;short sale&lt;/strong&gt; system that we can't fix?&amp;nbsp; Should we add this to the growing number of&amp;nbsp;reasons why our San Diego market is overwhelmed with stagnent &lt;strong&gt;short sale listings&lt;/strong&gt;?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Short sale listing&lt;/strong&gt; #1 is&amp;nbsp;one week away from trustee &lt;strong&gt;sale&lt;/strong&gt;, an active &lt;strong&gt;short sale listing&lt;/strong&gt;, and not contingent on San Diego MLS. &amp;nbsp;"I have a qualified buyer interested in making an offer if he can see the property, and has the &lt;strong&gt;sale&lt;/strong&gt; date been extended?".&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Short sale listing&lt;/strong&gt; #2 is a new &lt;strong&gt;short sale listing&lt;/strong&gt; with a lender approved price.&amp;nbsp; "What is the lender response time for an offer?" I asked after I showed the property.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I understand that &lt;strong&gt;short sale listings&lt;/strong&gt; take a lot of time and energy, but when a buyers &lt;strong&gt;agent&lt;/strong&gt; &lt;strong&gt;calls&lt;/strong&gt; asking a question that may bring the &lt;strong&gt;listing&lt;/strong&gt; to escrow, why not &lt;strong&gt;call&lt;/strong&gt; them back?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Just my humble opinion...&lt;/p&gt;

      <title>THE SAN DIEGO SHORT SALE CONUNDRUM</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;em&gt;THE SAN DIEGO SHORT SALE CONUNDRUM&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;When, oh when, will our esteemed legislators take a look at the growing problem of &lt;strong&gt;short sales&lt;/strong&gt; that are rapidly taking over the MLS like crab grass on steroids!&amp;nbsp; I don't expect miracles, but come on now...3-6 months and longer&amp;nbsp;to get&amp;nbsp;into escrow if you're lucky?&amp;nbsp; The federal moratorium on foreclosures is all well and good, but it's just postponing the inevitable in most cases&amp;nbsp;don't you think?&amp;nbsp; What can be done for the homeowners that have legitimate fair market offers on their &lt;strong&gt;short sales&lt;/strong&gt; and banks that play emotional ping pong with them?&lt;/p&gt;
&lt;p&gt;November 30, 2009 brings a deadline for first time buyers that want to qualify for a tax credit...but...in &lt;strong&gt;San Diego&lt;/strong&gt;, it appears that the only listings that get action are ones that you can be guaranteed a quick (less than 3 months now) closing, which pretty much excludes a &lt;strong&gt;short sale&lt;/strong&gt;, &amp;nbsp;thus now putting a whole lot of buyers in panic mode because they are not only going against multiple offers, but they are going against cash investors as well,&amp;nbsp;so if the price is right, they get first nod.&amp;nbsp; This is a great opportunity going to waste.&lt;/p&gt;
&lt;p&gt;Yes, we have a lot of financial chaos right now and surely there is no right answer, but what is going on now is NOT the answer.&amp;nbsp; Fix the &lt;strong&gt;short sale&lt;/strong&gt; process!! Put the lenders to task, create fair timelines,&amp;nbsp;then we can&amp;nbsp;de-clutter the MLS&amp;nbsp;and get the &lt;strong&gt;San Diego&lt;/strong&gt; county&amp;nbsp;real estate market back on track.&lt;/p&gt;
